The design process in construction is instrumental for building a new construction project. Ensuring you understand the entire design process will help you know what to expect when your construction team builds or renovates your new home.

But, with so many moving parts, how do you know what to expect with the architectural and interior design process? What exactly are the steps of the architectural interior design process?

In this design piece, we’ll discuss the five critical stages in the design process, from when the design plan is implemented until construction begins, to provide you with a mental framework for the transition from planning to execution.

1. The planning phase (or pre-design phase)

In the planning phase (also called the pre-design phase) of a new luxury build, the process begins with an idea. Before building or interior design can take shape, we start with an idea for a new building structure.

In the planning phase of a new build, all stakeholders brainstorm ideas, create feasibility studies, and hold discussions about the new project. An architect talks with the client to learn about the plot of land, any existing structures, and the client’s ideas for the build.

What’s more, the general contractor and architect will conduct research on local zoning and land-use restrictions before drawing up a contract for the client.

2. The schematic design phase

During the schematic design phase, the architects and engineers outline the basic layout and appearance of the building. In essence, the schematic design phase is conceptual.

During this phase, the material finalization and engineering plans aren’t started until the schematic design layout is locked in and set. At Scordio Construction, we work with our architect teams early in the process to ensure that each of our client’s needs are fulfilled.

What’s more, detailed construction documents are prepared during the schematic design phase. Blueprints, specifications, and technical drawings are included, and they serve as a guide for the construction team.

These documents are essential, as they help building teams obtain the necessary building permits needed to kick off construction.

Sketches, drawings, 3D renderings, preliminary site plans, floor plans, and building systems (such as plumbing, electric, and HVAC) are accounted for during the schematic design phase.

3. The design development phase (or pre-construction phase)

In the design development phase, the architect’s design intent becomes reality. The team drafts a detailed plan, and a structural engineer joins the team. During the design development phase, the building team will bring in structural, mechanical, engineering, and plumbing (MEP) consultants.

The consultants will use the architect’s plans as a base for their design. Once the team has 70% or more of the plans together, the contractors can plan and coordinate budgets for the project.

The architect will present the client with exterior and interior finishes. Together with the building team, the general contractor and architect will come up with a budget for the project.

Also, necessary permits are obtained from local authorities, ensuring that the project adheres to local ordinances, building codes, and building regulations.

In the case of building a new home on new land, the building site is first cleaned, temporary facilities are then set up, and finally, safety measures are implemented to ensure a timely and safe build. During this design phase, the general contracting team prepares itself for construction.

4. The construction documentation phase

For projects in which contractors bid on taking the project (also called design-bid-build projects), the client then chooses a general contractor.

The general contractor is selected based on various criteria, including the price they’ll offer to build the newly designed project, the years of dedicated building experience they hold, and their reputation for being an industry leader in their field.

As we head into the construction phase, the construction documentation phase is where the design plan is implemented and construction begins. At this stage in the design process, the general contractor oversees and supervises the work.

The general contractor coordinates with subcontractors and ensures the construction adheres to all design specifications. Throughout the construction process, building progress is monitored, and all quality control measures are implemented to ensure that the building meets local ordinances and safety standards.

5. The construction administration phase

As we head into the final phase of the design process, the architect’s role shifts to project management, and the general contractor implements construction project management strategies to keep the build on budget and on time.

The general contractor and their construction team then implement the architect’s vision, similar to how a film director executes a scriptwriter’s script or a pop singer performs a songwriter’s song. As such, the general contractor works with the architect to build a finished product that stays within budget.

A quality general contractor will work in synergy with an architect and client to minimize change orders and maximize value for the project (through value engineering). That’s how we operate at Scordio Construction.

Our construction project management team meets with our clients and their architects to discuss plans, and all of our progress is made visible in our online platform 24/7. That way, we reduce the number of change orders via clear, consistent, and transparent communication.

Once the construction project is finally built, our construction team meets with the client to conduct a walkthrough inspection and create a punch list of items in case any last-minute changes are needed. If the client approves of the work and the finished product aligns with their vision, we hand over all applicable warranties and, most importantly, the keys to the client.

And just like that, we’ve designed and built a new luxury project, on time and on budget.

Optional: The bidding and negotiation phase (if using design-bid-build)

An optional part of the design process is the bidding and negotiation phase. This phase only applies to individuals who aren’t using a design-build firm for their next construction project.

In design-build projects, the same firm designs and builds a project. Architects don’t need to field bids from construction contractors on who will build the project.

But, for design-bid-build projects, the client and architect interview contractors and solicit bids to build the project. Then, once the client and architect choose a contractor, the contractors review the construction drawings and discusses materials, schedules, and other logistical details with the client and architect.

If all parties agree to the project terms, then they move into the initial planning stages of the above-mentioned construction administration phase.
